Tacos Mi Nacho could build new restaurant on adjacent Meriden property

MERIDEN — City officials are considering a deal to sell a vacant city-owned parcel on Broad Street to the owner of Tacos Mi Nacho, who had been looking to expand for several years. 

The city’s Economic Development Task Force agreed to get a second appraisal on the small lot and continue negotiations with Luis Lemus. 

The parcel at 562 Broad St. is one house away from Tacos Mi Nachos’ current restaurant in a small plaza. Lemus has a purchase agreement with the owner of the adjacent home at 554 Broad St., according to city Economic Development Director Juliet Burdelski.

Plans call for Lemus to raze the multi-family home to add to the .16-acre city owned lot and return to the city with a site plan application.  

“There is a lot more value in trying to put that to commercial use,” Burdelski said. “My recommendation is to put a deal together.”

Lemus offered the city $15,000 for the lot, which the city has appraised at $83,200, according to land records.

 Task force member David Lowell, recommended the city conduct another appraisal before recommending the deal to the full City Council. Lowell is the City Council’s majority leader. 

The city acquired the lot in 2005 and to date, Lemus has shown the only interest in purchasing it, Burdelski said. 

Tacos Mi Nacho had sought to purchase another city lot at 69 E. Main St. for $15,000, but environmental cleanup on the property thwarted the deal. The city is now seeking EPA grants to clean the parcel for a faster sale to another investor.  

City Planner Renata Bertotti told task force members Lemus’ plan could improve the visibility of the other plaza, which is currently hidden by the house. 

The task force also tabled a proposal to sell a property at 68 Charles St. to developer Ross Gulino pending an appraisal. Gulino offered the city $45,000 for the distressed property but a bankruptcy appraisal put the value at $135,000.
