WALLINGFORD — Demolition of the former Bristol-Myers Squibb building can move forward after the Inland Wetlands and Watercourses Commission chairman signed off on the plan.
Last month, Chairman James Vitali granted administrative approval for a new demolition plan by Calare Properties, owner of 5 Research Parkway.
Calare hasn’t filed for a demolition permit from the town Building Department yet. Jim Manley, Calare vice president of economic development, said Thursday they will file “in the near future.”
Erin O’Hare, town environmental planner, said the plan presented to the wetlands commission on Feb. 6 was a separate proposal with some changes, since the previous plan to demolish the biomedical research facility and build two large warehouses was denied by the Planning and Zoning Commission in January.
The parking lot and a grass area will not be ripped up in the new plan, she said.
The Planning and Zoning department will require a $17,000 bond, the Water Division bond requirement is $15,000.
The Muddy River runs through the 180-acre property, and water quality and erosion control are a concern of both agencies.
Since the demolition plan includes rocks being crushed onsite, O’Hare said, the Water Division will require the rocks be misted.
Addition requirements include the use of 26 catch basins with filters, two rows of hay bales, silt fencing and protections around fueling locations.
All water from the catch basins and road runoff is anticipated to flow into the small pond onsite, and some runoff from demolition of the gas plant will go into the Muddy River.
BL Companies, a civil engineering firm hired by Calare, is contracted to do a weekly erosion control report, and the Water Division and O’Hare may visit the site and request to check the erosion controls.
The demolished building materials will be stockpiled on site temporarily.
