CHESHIRE —The Planning and Zoning Commission has given a thumbs up to a new subdivision to be built in the north end of Cheshire.
The approval came at a meeting last week where the attention was focused on another subdivision proposal — the controversial Whispering Oaks development off of Wallingford Road.
The north end project, however, is the first for the Stone Bridge Crossing development and, when completed, will be located at Dickerman Road and the I-691 interchange.
The subdivision will have 140 units and provide a variety of housing options in order to attract a diverse population, representatives for the applicant, EG Home LLC, based in Southbury, have explained.
The Stone Bridge Crossing project is located on a 107-acre tract of land that has been the focal point of several ill-fated major proposals over the years, including an expansive mall and an outlets center. In 2019, the PZC approved a plan to allow developers Charter Realty and Development to market the area for multi-use, including everything from retail to residential.
At a June 28 PZC meeting, developer Matt Gilchrist explained to whom the proposed development will be marketed.
“The product that we have is going to target two distinct market segments — the first-time home buyer and … the adult downsizer …” Gilchrist said at the meeting.
During that meeting, commissioners requested that a pedestrian pathway be added to the plan to allow the residents of the development to traverse the area and for emergency access for Cheshire fire and police personnel. At the July 26 meeting, EG Homes announced that they had obliged the PZC’s request.
“Thank you for adding that pedestrian pathway,” said Commissioner Jeff Natale. “I am excited to support this development over on the north end, finally. Let’s get it developed.”
Town Planner William Voelker read into the record that the number of fire hydrants added by the developer — four — was approved by the Cheshire Fire Department, along with the pedestrian pathway.
The proposal passed unanimously among the commissioners present.
