WALLINGFORD — A totally renovated 1880 Colonial in Yalesville is on the market after more than a year of work.
Santo Gulino, a real estate agent and project manager on the renovation, has the property at 7 Tompkins Ave. listed at $349,000. Tompkins Avenue is located off Chapel Street, just south of Route 68.
Work on the house went far beyond the cosmetic, he said.
“We gutted it to the studs, it was completely reframed. All new plumbing, all new electrical. Every wire in there is brand new, every piece of plumbing is brand new,” Gulino said. “You name it, it’s new.”
After the addition of a full bathroom and creation of a master suite with a vaulted ceiling, the house has four bedrooms and three full bathrooms. It’s just over 2,000 square feet on a half-acre lot.
It also has a two-car detached garage.
Gulino, who works with investors, said the house was in rough shape when they bought it. Crews not only tore out walls but reframed portions of the house that had sagged or shifted.
“It was a tough project. It took us over a year to put it together,” he said. “Nothing was straight in there.”
The outside porch, which wraps around the front, has corner steps and stone pillars. Those were left in place although the decking and other porch supports were replaced.
Gulino said the mechanical systems, roof, windows and septic system are also new.
