WALLINGFORD — A pad site is available for lease near Tractor Supply, which could attract a bank, salon or fast food restaurant.
The commercial site at 800 N. Colony Road (Route 5) is at the intersection of North Colony Road and Beaumont Road, on the same parcel of land as Tractor Supply between Walmart and the restaurant Rick's on 5.
Matthew Darling, New England Retail Properties vice president, said Tuesday that finding a tenant for the pad site, which could be a ground lease or build-to-suit up to 7,100 square foot, is “Phase 2 of the project.”
Tractor Supply, a 19,000-square-foot gardening store, opened in November 2018. The total parcel at 800 N. Colony Road is 4.36 acres and is appraised at $2.8 million, according to town property records.
New England Retail Properties owns the parcel.
The businesses would share the 81-space parking lot.
Darling said that it’s hard to say what type of business may go in there and do well, although the ideal tenant would not compete with Tractor Supply.
Banks or a fast food restaurant could do well, since the zoning regulations allow for a drive-through, he said.
He said an office or medical building, hair or nail salon, or other convenience-style store could be other options. He’s ruled out gas stations and autobody shops.
According to the site brochure, the high-retail traffic corridor of Route 5 sees a 17,000 vehicles-per-day count.
Darling said this number came from one of multiple databases of town demographic information the company has access to, including the state Department of Transportation.
